This organic dairy farm can include the herd of 40 jersey cows and heifers, contract and potential base increase with Organic Valley as well as the barn, milking parlor, equipment and land base to support cropping and pasture requirements. The farmers are open to owner financing, lease-to-own, herd share, or sale of the cows, equipment, and real estate over a period of time. The real estate could be purchased in a few different configurations which would determine the asking price.
The core acreage of the farm sits on either side of Route 32. On the west side, 30 acres of cropland are accessed via a farm road. On the east side, various outbuildings and the dairy barn are located adjacent to approximately 65 acres of permanent pasture, fenced and supplied with water and set-up with lanes back to the barn for rotational grazing.
In addition, there are 150 acres of crop land for growing forage or grains and 100 +/- acres of forest including acreage abutting the Kennebec Water District.
The 40’x300’ dairy barn has room for 75 milkers in the current free stall configuration and ample room to accommodate young-stock, bred heifers and dry cows. A solar array, located on an adjacent barn provides an offset to the dairy’s electricity use, radiant solar heating provides hot water in the milking facility. The barn has a two-bedroom apartment above the milk room. This historically has been used as either employee or rental housing which is in demand for this area. The farm has various outbuildings for storage, and a heated shop large enough for tractor and equipment repair.
All necessary equipment for the dairy operation could be included in the sale; with the option to purchase additional items including tractors and equipment.
