We rescued an old abandoned farm and developed it primarily as a non-commercial retirement farmstead. However, we think this place has tremendous potential for someone younger to develop as any number of agricultural businesses, or for vacation rentals, or simply as a fabulous homestead.
The built features of the property:
1. The 30’ X 72’ heated greenhouse currently filled with mature fruit-bearing fig trees of several varieties.
2. The main farm building which includes a big beautiful open living area on the second floor and the farm workshop on the first floor (both with radiant floor heating) plus an attached “boiler room” which serves as the farm’s central infrastructure headquarters for heat water, electricity and internet.
3. A 200 year old timber frame barn well on its way to being fully restored as a spacious barnhouse.
4. The main guest cottage and a couple more tiny cabins.
The natural features of the property:
1. Over 86 acres of beautiful woodland consisting of mature oaks, hemlocks, birch, maple and pine with a scattering of spruce, fir and cedar - even an occasional tamarack. Everything we’ve built here has come from the plentiful tall Eastern White Pine trees on the property that we’ve harvested and milled on site.
2. We built a substantial gravel farm road deep into the woods for easy access. And we’ve created several long trails for walking and tractor access.
3. This farm was originally located here because it sits on a very well-drained pocket of extremely fine, well-packed sand which explains why the amazing stone barn foundation hasn’t moved in 200 years. It has also created a two-acre field of prime agricultural soil called Madawaska Fine Sandy Loam suitable for growing anything. We’ve improved it with limestone and compost to where it now grows a lush stand of grass and clover.
4. This pocket of deep fine sand also apparently overlays a huge aquifer and a seemingly inexhaustible supply of delicious groundwater. Such a blessing!
5. We have established 13 heirloom apple trees, 30 highbush blueberry bushes, 2 peach trees, 2 mulberry trees and a plum tree. We also created a large fenced garden space. There is still quite a stockpile of cow manure compost from when we were still milking cows and raising steers. A stand of arbor vitae provides a privacy screen along the road. The next two years of dry firewood is already prepared. That’s the essence but we can show you lots of nature gems like the solitary wild highbush blueberry bush we discovered, pruned, mulched with compost and built a big clearing around, or the “Gap in the Rocks” where a ledge opens up just enough to let the tractor through, or the old dug well all the way back on the far edge of the farm next to the stone wall.
Our asking price is $795,000 for an outright sale. However, we’re open to any lease/partnership/option agreement that provides us with adequate income, freedom to travel and property security.
